If there are liens against the home, the people that placed the liens on the house have rights to its title. These are all things that can be discovered through a title search.

Is it always needed?

You can get by without performing a title search if you are paying cash for the house. When you pay cash for a house, you will not be working with a lender, and the lender is the person who typically requires the title search. Anytime a person pays cash for a house, they can bypass many of the normal requirements; however, it is still a good idea to pay for a title search even if you are not borrowing money to buy the house.
