Every person is going to have different tastes so there is a good chance that even if you put hardwood floors in the house, which generally improve the value of the home, you will have a buyer come through who has young kids and that is a deterrent because of the upkeep. Thus, you can't predict exactly what buyers are going to want and how much they are going to pay. Thus, any upgrades and improvements you make to the house should be because you like them and they made the house feel like home for you. This way, if you don't get back every penny you put in on upgrades you can still be pleased with the house because you enjoyed it while you lived there.

2. Make It Personal While You Live There; Keep It Neutral While You Are Selling

The house should feel like home while you live there and you should do everything you can to make it your own. But, you should be careful about keeping it personal while you are trying to sell it. When a buyer walks through a house they need to be able to envision themselves there. If there are too many pictures on the walls of your family, if there bright colors on the walls and if the house is too personal, you might lose the sell. Instead, keep it personal while you are living there, then when it comes time to sell, make small changes to the house to make it neutral again.

3. Pay Attention To Detail

Lastly, you don't want the house to have the illusion that it needs a lot of work, this will produce a lower offer. For example, if you have an unkempt yard it could just mean that there needs to be al landscaping company come in and mow it, but to a buyer it looks like the house needs work. Thus, a couple hundred dollars in a landscaping bill could translate to a couple thousand dollars lower in an offer. Paying attention to small things, that can appear to be big will help you resale value.
